 In addition to onboarding to new roles, revitalizing communications, events, and committees,  and working with the management company on items of community interest begun prior to September 2023, the Board and Committees have been working items like these listed below: 

Community Representation

To fill a vacancy for our Community Representative, candidates from three law firms were interviewed.  The best fit legal firm was selected, and approved by the Board.

Asphalt Recommendations

To better understand street crack repair, sealing, and eventual top surface overlay, a three-vendor neighborhood walk and information session took place 10/19, with Vision Management Company vetted suppliers.

Continuing to build on strong involvement, this team has sponsored many community events, including a garage sale, movie nights, and food trucks, with more fun activities to come!

Although green state-of-the-art at the time of installation, this system has fallen into some disrepair.  Evaluations are being made for repair versus different replacement technologies.

2024 Budget

Budgets are evaluated and submitted in the quarter prior to the next fiscal year.  The 2024 budget was refined based upon comparisons with to-date actuals from 2023, vendor contract review, the existing reserve study, and modelling from previous years.  A number of adjustments were made to refine this planning document for 2024.

Reserve Study

The reserve study is a roadmap for planned fiscal management to ensure upkeep of our community amenities.  A Community Association Institute (CAI) Reserve Specialist awardee was selected from three candidate firms.  This fit was based upon financial and engineering excellence.

Paint Palette Revision

Developed with extensive hands-on work with architectural paint chip samples by a team of community and professional color experts, the body colors were selected by the community in a first-ever community-wide survey, the palette harmonizes with the design of the community, consistent with our CCR's. In addition to predefined schemes, residents may request approval of any of the coordinating colors with body styles, for additional flexibility while maintaining harmony.  Need help? Pet Waste Station Refresh

In appreciation of pets and their owners who clean up after them, volunteers reworked rusted and paint-faded stations to improve the appearance, saving money over replacing or vendor refurbishment! Before, during and after pictures shown below.

Project Teams

Understanding that many homeowners would like to help with community-wide activities, but may not have time for a standing committee, the concept of a short term Project Team, with engagement and opportunities to meet neighbors as added benefits was developed.  Responses to a Volunteer Interest form (included in the Jan 2024 billing statement) will be used to recruit team members, in addition to requesting volunteers through the Communications team activities.

Higher dollar value expenditures require at least three competitive bids.  A uniform bid summary is essential to provide analysis for selection and vendor approval.  This business process is in development.
